What this bill would do
This bill is known as the VA Loan Informed Disclosure Act of 2025, or the VALID Act of 2025. It changes the National Housing Act and the Housing and Community Development Act of 1992. The bill requires that information about VA home loans be added to the Informed Consumer Choice Disclosure given to people looking to get FHA loans. It also makes sure original lenders do not have to figure out if a borrower is actually eligible for a VA loan when giving this notice. Additionally, the bill requires a military service question to be added to the Uniform Residential Loan Application above the signature line.

Potential Positive Impacts for People
-
Section 2: This section ensures that people looking to get an FHA loan are also given information about VA home loans, assuming prevailing interest rates, right in their Informed Consumer Choice Disclosure. This is a positive for the people because it helps folks who served in the military easily see their options for VA loans when they are looking at housing loans.
-
Section 3: This section requires a military service question to be placed above the signature line on the Uniform Residential Loan Application. This is a positive for the people because it makes it simple to identify military service on loan forms so individuals can be connected to the benefits they earned.
Potential Negative Impacts for People
- Based on the provided text, there are no specific sections or provisions identified that create negative consequences or burdens for individuals or groups of people in the United States.
